PROPERTY MANAGEMENT

The Dryman Team will use an owner's perspective in providing quality property management services while maximizing efficiency, decreasing operating expenses, and satisfying tenants.

As a building owner or user, you know that even the best vendors and service providers can require oversight and direction. We will bring our experience in working with vendors to your building, ensuring that you receive the level of service you expect.  

Property Management Program
While not inclusive, the following are highlights of our property management program:

Property Survey:
Our first priority will be to gain a thorough understanding of the objectives for your property. While adaptive to many different types of management requirements, we realize that a comprehensive management plan can only be developed after completely understanding your short and long-term goals.

We have created a "Property Checklist" which will enable us to quickly assimilate the necessary information to develop and implement a productive management program. We will evaluate the property thoroughly and advise you with respect to all property management issues including, but not limited to, the condition of the heating, ventilation and air conditioning (HVAC) systems, janitorial services, landscaping, roofing, parking lot/deck maintenance, security, and ADA accessibility concerns.  

Property Management:
Our property management team will provide a variety of services on a routine basis. We will perform a periodic inspection of the property utilizing a complete checklist of standard and unique building and grounds details and provide you with any new or ongoing concerns in a monthly report. We will manage and supervise the activities of all service providers working on the property, including:

  • All utilities
  • Building repairs and maintenance
  • Janitorial services
  • Grounds maintenance
  • Trash removal
  • Landscape, planting and mulch
  • Fire and safety
  • Security
  • Parking lot sweeping
  • Parking lot and sidewalk repairs
  • Signage repair/replacement

In addition, we will work closely with you to coordinate the efforts of any on-site staff.

Service Contracts:
Upon assuming management, we will thoroughly evaluate all service contracts, seeking to minimize operating expenses while maximizing quality. Our goal will be to maintain existing relationships wherever possible. However, in the event we find that it would benefit you to obtain a new service provider, our experience and relationships with a variety of vendors will enable us to negotiate competitive contracts. We will orient all service providers concerning your expectations and follow up to ensure that our standards of excellence are met. Our management procedures will include an annual evaluation and re-bidding of each contract as appropriate.

Security Review:
Recognizing that security is an extremely important issue, we will perform an initial evaluation of the security system and make recommendations for improvements. We will continue to monitor the program with quarterly evaluations. Our objective will be to maximize the security of occupants and visitors while controlling the required resources and expense.

Budgeting:
Our team is qualified and experienced in expense analysis, control, and budgeting.   Initially, we will perform within the operating budget already in effect, alerting you to any potential deficiencies in the budget. For subsequent fiscal years, great pride is taken in preparing and performing within a challenging operating expense budget. Annual capital expense programs are planned and controlled to ensure economic and operational success.   Our objective will be to operate your property with the lowest expenses and highest quality services possible.

Accounting & Financial Reporting:
Through our experience in servicing the various reporting requirements of a number of individual, partnership and institutional clients, our team has the flexibility to meet your needs. A standard monthly reporting package is available or a customized program can be developed. Our objective is to provide you with a timely, clear, concise picture of operational costs.

Our customized accounting and financial reporting services include the following:

  • Establish appropriate operating and capital budgets on an annual basis.
  • Develop and maintain accurate accounting records.
  • Collect monthly rents and other charges from tenants.
  • Control disbursements of operating expenses.
  • Manage and supervise accounting and information services.
  • Provide monthly financial and management information reports, including budget variance reports.
  • Analyze utility charges on a monthly basis to ensure that the property is operating efficiently.
  • Calculate and collect annual operating expense reimbursements from tenants.
  • Review and track all leases to ensure full compliance.
